Acceptance of these terms
By using LoDeposit.com.au (the "Site") you agree to these Terms of Service ("Terms"). If you do not agree, please do not use the Site.
We may update these Terms at any time by posting a revised version on this page. The "Effective" date at the top will change. Material changes will be announced on the home page for at least 30 days. Your continued use of the Site after the Effective date constitutes acceptance of the revised Terms.
Editorial information, not advice
The Site is published for general information purposes only. It is not:
- Financial advice (within the meaning of the Corporations Act 2001 (Cth) or the Australian Financial Services licensing regime).
- Credit assistance (within the meaning of the National Consumer Credit Protection Act 2009 (Cth)).
- Legal advice.
- Tax advice.
- An offer to provide, or a recommendation of, any financial product.
Before making any decision based on information from the Site, you should obtain independent advice from a licensed financial adviser, mortgage broker, solicitor, or tax agent who has considered your personal circumstances.
What we do (and don't do)
We do
- Publish editorial information about Australian federal, state, and developer low-deposit pathways.
- Operate an interactive calculator that estimates deposit, grant, and stamp duty outcomes.
- Operate an eligibility check that ranks pathways against the answers you provide.
- Aggregate publicly available information about schemes run by Housing Australia, state revenue offices, state lenders (Keystart, HomeStart), and developer weekly-deposit plans.
We don't
- Issue loans, approve borrowers, or hold deposits.
- Act as a mortgage broker, credit representative, or Australian Credit Licence holder.
- Administer the 5% Deposit Scheme, Family Home Guarantee, Help to Buy, FHSS, Keystart, HomeStart, or any state FHOG.
- Guarantee that any scheme or grant will be approved for you.
- Hold or transmit funds on behalf of users or scheme administrators.
Where the Site shows a "Read full guide" or "Apply" link, that link takes you to a third party. We do not control the third party's process, decision, or outcome.
Accuracy of scheme information
We work hard to keep scheme information accurate. Sources include Housing Australia, each state revenue office, state lenders, and (for current figures) the relevant scheme guidelines.
However:
- Rules, caps, and concession rates change — sometimes mid-financial-year. The "Effective" date on each article shows when the content was last reviewed, but it is not a guarantee that the rules have not changed since.
- Your personal eligibility is determined by the scheme administrator (e.g. Housing Australia) and your chosen lender, not by us.
- State-by-state stamp duty calculations use the schedules we have coded. Edge cases (e.g. transfers between related parties, off-the-plan concessions, principal place of residence variations) may not be fully captured. Always confirm with your state's revenue office before settlement.
If you spot an error, please tell us and we will fix it.
Eligibility check limitations
The 60-second eligibility check on the Site is an indicator only. It uses simplified rules to give you a directional sense of which pathways you might qualify for. It is not:
- A formal eligibility assessment.
- An application or pre-approval.
- A guarantee of acceptance into any scheme.
Final eligibility is decided by the scheme administrator (e.g. Housing Australia) and your lender, based on the full application, supporting documents, and their credit assessment criteria.
Calculator limitations
The interactive deposit calculator on the Site provides estimates based on:
- The state, price, deposit, and property type you enter.
- The first-home-buyer assistance scheme schedules we have coded.
- Industry-average Lenders Mortgage Insurance (LMI) bands.
The calculator does not include:
- Your personal borrowing capacity (which depends on your income, expenses, debts, and credit history).
- Specific lender policies, fees, or interest rates.
- State-specific concessions outside the standard FHB schedule (e.g. principal place of residence rebates, pensioner concessions, first-home owner duty reductions for off-the-plan purchases).
- Foreign buyer surcharges (which apply in some states for non-residents).
The calculator's output is an estimate, not an offer of finance. Always obtain a formal pre-approval from a lender before committing to a property.

When using the Site, you agree not to:
- Use it for any unlawful purpose or in violation of any applicable laws.
- Attempt to gain unauthorised access to any part of the Site, other accounts, or computer systems.

Third-party links and content
The Site contains links to third-party websites and resources (such as Housing Australia, state revenue offices, lender websites, and property listings). These links are provided for your convenience only.

Following a third-party link is at your own risk. Read the third party's terms and privacy policy before engaging with them.
Affiliate and referral disclosure
From time to time we may:
- Receive advertising or referral fees from lenders, scheme administrators, or developer partners when a user we refer completes a relevant action (such as a loan settlement or a property purchase).
- Display sponsored or partner content, which will be clearly labelled as such.
Where we receive any such fee, it does not change the price you pay, and it does not affect the editorial independence of our calculators, eligibility rankings, or scheme comparisons. We will always disclose material commercial relationships on the relevant page.

To the maximum extent permitted by law, and subject to your rights under the Australian Consumer Law:
- The Site is provided "as is" and "as available" without warranties of any kind, express or implied.
- We do not warrant that the Site will be uninterrupted, secure, or error-free, or that defects will be corrected.

Indemnity
You agree to indemnify LoDeposit.com.au, its operators, and its licensors against any claims, damages, liabilities, costs, and expenses (including reasonable legal fees) arising from your breach of these Terms or your use of the Site.
Australian Consumer Law
These Terms do not exclude, restrict, or modify any right or remedy you have under the Competition and Consumer Act 2010 (Cth) (including the Australian Consumer Law) or any other applicable law that cannot be excluded, restricted, or modified by agreement.
Where our content is supplied other than as a service to a consumer (for example, business users), the Australian Consumer Law guarantees may not apply, and we exclude all conditions, warranties, and representations to the extent permitted.
Changes to these terms
We may revise these Terms at any time. The "Effective" date at the top of this page will reflect the most recent update.
Material changes (such as new restrictions on use, or changes to our limitation of liability) will be announced on the Site's home page for at least 30 days before they take effect.
Previous versions of these Terms are available on request.
Termination
We may suspend or terminate your access to the Site at any time, with or without cause, with or without notice. The provisions of these Terms that by their nature should survive termination will survive, including ownership, disclaimers, indemnity, and limitations of liability.
Governing law
These Terms are governed by the laws of New South Wales, Australia. You and we submit to the non-exclusive jurisdiction of the courts of New South Wales and the Commonwealth of Australia for any disputes arising from or in connection with these Terms or your use of the Site.
Nothing in this clause limits your right to bring an action under the Australian Consumer Law in your state or territory.
